Yishun 10 Redevelopment

Yishun 10 redevelopment: what will replace the old cinema?

The Yishun 10 redevelopment replaces the 1992 Yishun 10 cinema and retail block at 51 Yishun Central 1 with North Parc Central: about 110 homes over a ground-floor retail podium, by Frasers Property. Yishun 10 is expected to close on 2 March 2027. The sales launch is targeted for mid-2027 and completion for mid-2031.

What was Yishun 10?

Yishun 10 opened in May 1992 as Singapore's first cinema multiplex. The four-storey block, designed by Australian architect Geoff Malone with a science-fiction theme, held a 10-screen Golden Village cinema with 1,477 seats, 10 ground-floor shops and a basement car park.

Who bought Yishun 10, and for how much?

Frasers Property bought the Golden Village cinema from Orange Sky Golden Harvest Entertainment for $48 million in June 2025, and the 10 shop units from Frasers Centrepoint Trust for $34.5 million. The $82.5 million total works out to about $703 psf ppr before the lease premium. There was no government land tender. See the land price breakdown.

What happens next?

Operations at Yishun 10 are expected to stop on 2 March 2027, and Frasers Property will manage the building until then. The site then gets a refreshed 99-year lease, and North Parc Central will be the first residential launch in Yishun Central in more than a decade.

The development

What will North Parc Central include?

Frasers Property's plan has three layers: shops on the ground floor facing Yishun Central 1, a landscaped facilities deck on the second storey, and about 110 homes above. Residents will reach Yishun MRT and Northpoint City through the existing underground pedestrian network.

Why consider North Parc Central

Why consider North Parc Central?

North Parc Central suits buyers who want a new home next to an MRT station and a regional mall in Yishun. It is about 160m from Yishun MRT, linked underground to Northpoint City, and the first home launch in Yishun Central in more than a decade.

  1. 01

    Next to Yishun MRT

About 160m from Yishun MRT (NS13), with the Yishun Integrated Transport Hub next door. Orchard is 9 stops away with no change of line.

  2. 02

    Linked to Northpoint City

An underground pedestrian network leads to Northpoint City, which Frasers Property describes as the largest suburban mall in Singapore's northern region.

  3. 03

    Rare new supply

Frasers Property says it will be the first residential launch in Yishun Central in more than a decade.

  4. 04

    About 110 homes

A small development next to recent launches such as Canberra Crescent Residences (376 homes) and Lentor Gardens Residences (499 homes).

  5. 05

    A fresh 99-year lease

The lease is refreshed for the redevelopment, so the 99 years start from the refresh, not from 1990.

  6. 06

    Schools and healthcare

Six primary schools within 1km, Yishun Polyclinic about 320m away and Khoo Teck Puat Hospital about 710m away (straight-line).

Investment Potential

What is the investment potential of North Parc Central?

North Parc Central's investment potential rests on its location and on how nearby condos have resold: 234 of 238 resales at North Park Residences next door made money, at a median of 3.6% a year. The main risk is price. The estimated launch range of $2,180 to $2,460 psf is 13% to 27% above that project's $1,930 psf resale median (estimates).

Who will buy?

Buyers are likely to be local upgraders: 63% of North Park Residences buyers came from HDB addresses, and PropertyInsider.sg counts 3,638 flats in 29 Yishun blocks reaching their 5-year MOP in 2027 (estimate). If North Parc Central sells 40% of its homes at launch, as Canberra Crescent Residences did, that is about 44 homes.

What rent could it earn?

North Park Residences rents averaged about $4.70 psf a month over 1,978 lodged contracts. At the estimated launch range, that is a gross rental yield of about 2.3% to 2.6% (estimate).

How has District 27 performed?

Across District 27, 4,919 of 5,216 condo resales (94%) made money, at a median of 3.8% a year over a median hold of eight years.

Risks to weigh

Prices are likely to be above every nearby resale. The lease premium has not been published, so the price estimates may move. Owners who sell within 4 years pay Seller's Stamp Duty of 16% to 4%, and completion is expected in mid-2031.
